How to Find an Apartment in Korea as a Foreigner: Naver, Zigbang, Dabang & Realtors

To find an apartment in Korea as a foreigner, use property apps for discovery and use the viewing, licensed realtor and official records for verification.

Naver Real Estate, Zigbang and Dabang can show you neighborhoods, asking prices and housing types. They cannot tell you whether the exact room is still available, whether the conditions changed after the listing was posted or whether the contract in front of you is safe to sign.

A practical search route

Choose two or three neighborhoods → use the same budget filters across the major apps → save about five realistic listings → contact licensed realtors → view the exact units → record the exact address and conditions before discussing a deposit.

Start with the place you must reach every day

Searching all of Seoul produces too many plausible rooms.

Put the office, university or training center on the map first. Then compare two or three residential areas around it rather than deciding that one famous neighborhood is automatically the answer.

If your destination is Sinchon, for example, compare Sinchon with Ewha, Ahyeon, Hongdae and nearby stations that preserve a workable commute.

Look at transfers, the last train or bus and the final walk from public transport. A lower rent can lose much of its value when the commute adds two transfers and a difficult walk twice every weekday.

For two or three serious candidates, travel the final section from the station or bus stop yourself.

Zigbang's current official service describes 3D apartment tours, VR home tours and mobile connections with real-estate agents. These tools are useful before a visit; they do not replace verification of the home you are actually offered.

Dabang launched a foreign-user section in September 2026 with real-time translation in more than 30 languages, including translated deposits, monthly rent, maintenance fees and inquiries. Keep the original Korean numbers visible when a translated listing turns into a contract discussion.

I now start a housing search in the apps too: photos, asking price and location first. What I pay close attention to is how recent the listing is. A good-looking room is much less useful if the information has not been confirmed recently, so the posting or confirmation date matters before I spend time chasing it.

Use one set of filters across every app

Pick your limits before you start saving attractive photographs.

  • maximum deposit;
  • maximum rent plus fixed maintenance;
  • move-in date;
  • housing type or minimum usable space;
  • must-have equipment such as washing machine or air conditioner;
  • lease period that actually fits your stay.

Then compare a short list—about five serious candidates is usually enough to see the pattern—using the same columns:

deposit / rent / maintenance / size / floor / included appliances / move-in date / lease term.

A listing that exceeds your deposit ceiling should leave the shortlist immediately, however good the photographs look.

Save the listing before you meet the realtor

Take screenshots of the listing you contacted.

A room may be leased before your appointment. The landlord may change the conditions. The realtor may offer another unit in the same building. Those events do not automatically mean fraud.

The screenshot gives you a fixed reference.

If the replacement room has another deposit, rent, management fee, floor, size or appliance package, treat it as a different offer and compare it from the beginning.

Keep the listing ID, agency name and date with the screenshots if they are visible.

A good local realtor can shorten the search

A neighborhood realtor may know which unit is becoming vacant, whether a landlord will accept a larger deposit for lower rent or which buildings repeatedly generate management complaints.

For a foreign renter, I also think it is useful to build a working relationship with one local realtor you trust. In my experience, a good realtor can often make calls through broker networks even when the property you want to check is outside the immediate neighborhood. That does not replace checking the exact unit and documents, but it can make the search much less fragmented.

For a foreign renter, the more useful realtor is also willing to explain the document flow instead of pushing directly from a viewing to a transfer.

Check that the office is properly registered before the contract. Seoul also maintains foreign-resident housing support and information on real-estate agencies able to serve foreign-language clients.

If communication is difficult, ask who will explain the Korean contract, special clauses and payment schedule before you send money.

Brokerage fees belong in the budget before contract day

For residential leases in Seoul, the current maximum brokerage rates are:

For a monthly-rent contract, Seoul currently calculates the transaction value generally as:

Deposit + (monthly rent × 100)

If that result is below ₩50 million, the calculation uses:

Deposit + (monthly rent × 70)

For a ₩10 million deposit and ₩800,000 monthly rent, the transaction value is ₩90 million. Applying 0.4% gives ₩360,000, but the amount cap for that bracket is ₩300,000.

The brokerage fee is agreed within the statutory maximum. VAT is excluded from the published fee table and may be charged separately where applicable.

Before leaving the contract meeting

Confirm the brokerage fee, how it was calculated and whether VAT is being added. Keep the receipt.

The table above is for Seoul. Outside Seoul, check the current rate under the relevant city or provincial rules.

The viewing is for what an app cannot settle

Open the window and look outside. Check the window frame, wall corners and sink area for moisture or mould.

Run enough water to check pressure, drainage and hot water.

Try appliances that will remain with the home: washing machine, refrigerator, air conditioner, induction hob or boiler where possible.

Close the window and listen for traffic, businesses, mechanical noise and nearby construction.

Then leave the room and check the parts that become daily routine: common entrance, lift, parcel area, rubbish and recycling point, bicycle or parking access and the path back to public transport.

Before a serious candidate moves to the contract stage, write down the exact address, building, floor and unit number. A photograph of a room is no longer enough once money is about to move.

Move from listing evidence to contract evidence

Keep the shortlisted listing screenshots until the contract is finished.

Once the exact unit is chosen, the owner, registry, receiving account and written contract take over from the property app.

This is the point where the apartment-search question ends. The next decision is whether the specific contract and deposit are safe enough to sign and pay.
